<p><span class="article_highlight">In perioada de criza economica pe care o traversam este evident ca multe dintre afaceri sunt sau vor fi afectate, intr-o anumita masura. Multi antreprenori se intreaba incotro merg, multi sovaie sau regreta anumite decizii luate in trecut, iar altii se repozitioneaza, cauta solutii si merg mai departe. Cred ca greseala care se face cel mai des este turarea motoarelor la maximum, cand combustibilul, uleiul si racirea sunt la nivel minim. </span> <!-- /box sapou--></p>

<p>Am identificat cateva lucruri la care un antreprenor trebuie sa fie atent in aceasta perioada de criza. Primul si cel mai important il constituie evaluarea situatiei in care se afla afacerea, practic, un audit al resurselor, al starii de fapt si al raporturilor pe care intreprinderea le are cu piata careia i se adreseaza.</p>
<p>Apoi, fixarea obiectivelor in stransa legatura cu oportunitatile reale pe care le ofera contextul actual si evitarea comparatiei cu alte perioade. Este normal sa nu cresti acum la acelasi nivel ca atunci cand se inregistra crestere economica. O atitudine naturala o reprezinta concentrarea pe momentul in care criza va lua sfarsit si pregatirea pentru urmatorul val de crestere. Important este sa fim prezenti ca entitati economice atunci cand va fi cu adevarat nevoie de ele si atunci cand ne vom putea dezvolta si creste firesc afacerile, intr-un context favorabil.</p>
<p>De o importanta cruciala in acest moment ar fi prezenta in piata si comunicarea brandului. O alta tentatie pe care am observat-o la multi antreprenori a fost schimbarea domeniului de activitate, in functie de oportunitatile de moment. Chiar, personal, am fost si sunt intrebat de ce continui sa activez in zona de real estate, cand se stie clar ca piata a fost prima afectata de criza si cel mai puternic. Raspunsul meu este: fiindca asta mi-am ales sa fac pentru o anumita perioada si sunt convins ca succesul unui antreprenor intr-un anumit domeniu este in stransa legatura cu loialitatea acestuia fata de ceea ce face.</p>
<p>Daca ar fi sa compar legatura dintre antreprenor si businessul lui in aceasta perioada, m-as gandi la o prietenie. Nu poti rupe o logodna pentru ca unul dintre cei doi s-a imbolnavit de gripa si va sta la pat cateva zile. Despre asta este vorba cand ne gandim la piata businessului fiecaruia dintre noi. Acum este “la pat” si e vital sa fim alaturi de piata noastra, de clientii si partenerii nostri, sa putem ajuta cu “un ceai”, cu o incurajare, pana in momentul cand vom culege si roadele. Provocarea oricarui antreprenor in aceste momente o constituie acceptarea situatiei si gasirea echilibrului care-i vor putea asigura cursivitatea si prezenta relaxata intr-o piata ce il va rasplati la un moment dat.</p>

			<content:encoded><![CDATA[<p>Vesti bune pentru studenti si tinerii  care stau cu chirie in Bucuresti.  Preturile garsoniereleor si apartamentelor cu 2 sau 3 camere au inregistrat scaderi dramatice  in luna Februarie.</p>
<p>Primele semne ale crizei din imobiliare au influentat in prima faza chiriile apartamentelor de lux ( de genul 2000 euro / luna)., apoi la inceputul anului in luna februrie s-au inregistrat<br />
scaderi masive de pret si in sectorul spatiilor de birouri.</p>
<p>Segmentul &#8220;micilor&#8221; chirii parea a nu fi afectat, dar aceasta luna a adus cu ea corectii semnificative. Este un moment bun pentru a optimiza costurile cu locuinta sau biroul in 2 modalitati :</p>
<p>1. renegociezi chiria pe care o platesti in acest moment, iar in caz de esec<br />
2. schimbi locatia cu una la un pret actualizat</p>

<p class="MsoPlainText">De la inceputul anului si pana in prezent sau produs foarte multe schimbari in piata imobiliara, de la jumatatea anului inregistrandu-se<span> </span>o scadere consistenta a numarului de tranzactii, iar din luna octombrie avem de-a face cu o blocare a pietei. Odata cu aparitia factorilor care au favorizat criza imobiliara<span> </span>cum ar fi lipsa solutiilor de creditare si temperarea cererii pe majoritatea segmentelor s-au schimbat dramatic si obiceiurile de negociere.</p>
<p class="MsoPlainText">
<p class="MsoPlainText">Este normal deoarece piata imobiliara a suferit o schimbare de directie la 180 de grade, in anii trecuti si pana la jumatatea anului 2008 avand de-a face cu o piata “a proprietarilor ” in care acestia dictau preturile, marjele de negociere uneori inexistente sau foarte mici. In acest moment in care preturile scad avem<span> </span>o piata “a clientului”, o piata a potentialului cumparator, care datorita abundentei de oferte si trendului descrescator al preturilor isi permite sa fie mai selectiv si sa<span> </span>influenteze ajutat de context, regulile si marjele de negociere.</p>
<p class="MsoPlainText">
<p class="MsoPlainText"><span> </span>Pana in momentul stagnarii pieteti Imobiliare am avut de-a face cu situatii de-a dreptul inedite, in care de multe ori proprietarii datorita solicitarilor multiple din partea clientilor isi permitea sa liciteze sau sa aleaga<span> </span>dupa bunul plac sau criterii personale pe cel caruia urma sa-i vanda proprietatea. In acele momente de crestere a preturilor negocierile erau aprope nesemnificative sau in marje mici si medii.</p>
<p class="MsoPlainText">
<p class="MsoPlainText">La inceputul anului spre exemplu marjele de negociere cele mai intalnite se situau intre 3% si 10% spre deosebire de aceasta perioada<span> </span>in care s-au inregistrat negocieri ale preturilor de pana la 40 % . Explicatia este simpla: lipsa posibilitatilor de accesare a creditelor datorita contextului economic mondial a determinat<span> </span>scaderea continua a preturilor, piata a fost asaltata de oferte scoase la vanzare, iar cei putin ce dispun de posibilitati financiare se adapteaza contextului si obtin in mod natural reduceri substantiale de pret.</p>
<p class="MsoPlainText">
<p class="MsoPlainText">Ceea ce se intampla in acest moment privind negocierile preturilor proprietatilor Imobiliare este un fenomen natural si nu tine neaparat de abilitatile noastre de negociere pentru a obtine un pret bun la achizitionarea unui imobil. Trebuie doar sa cunoastem bine situatia pietei, sa constientizam oferta foarte bogata si prognosticul negativ privind stabilizarea preturilor si sa aducem aceste informatii in prin plan in derularea unei negocieri.<span> </span></p>

<p>Piata chiriilor din capitala este extrem de tumultoasa prin cresterile de pret care s-au inregistrat in ultimii ani dar si datorita cererii foarte mari. Nivelul preturilor a crescut in ultimii 3 ani de pana la 3 ori la apartamentele si garsonierele situate in imobile vechi. Prin imobil vechi intelegem orice bloc construit sau finalizat inainte de anul 1995.</p>
<p>De la jumatatea anului 2008 s-a inregistrat o stagnare a preturilor chiriilor la apartamente deoarece au atins un prag foarte inalt si o crestere care ar fi continuat nu ar fi fost sustenabila , privind capacitatea de plata a doritorilor. Nivelurile chiriilor au ramas la cote inalte totusi si in perioada ce a urmat in mod paradoxal la prima vedere gandindu-ne la criza financiara (ce a limitat capacitatea de creditare ) si situatia privind scaderea preturilor la apartamentele vechi.</p>
<p>Ceea ce la prima vedere trebuia sa favorizeze o scadere a chiriilor, a avut in mod oarecum neobisnuit efect de potentare a cererii de apartamente pe piata chiriilor. In acelasi timp datorita blocarii pietei imobiliare pe segmentul apartamentelor vechi si scaderii preturilor pe acest segment a crescut si oferta de unitati scoase spre inchiriere. Deoarece nu au obtinut preturile pe care le doreau si datorita problemelor de creditare prin care trec potentialii cumparatori, proprietarii s-au reorientat catre piata chirilor, oferta fiind in crestere pe ultima jumatate de an.</p>
<p>Chiar si in aceasta situatie, chiriile nu au scazut datorita dificultatilor existente pe piata creditelor imobiliar-ipotecare. Datorita inaspririi normelor privind creditarea, tot mai multi dintre cei care doreau sa achizitioneze un apartament se reorienteaza catre alternativa reprezentata de inchirierea unei proprietati , nemaindeplinind conditiile de creditare si aflandu-se astfel in imposibilitatea de a achizitiona.</p>
<p>Un alt fenomen care a avut rolul de a mari cererea pe piata chiriilor il reprezinta situatia incerta privind criza si recesiunea econimica care pare a afecta si Romania . Din acest motiv majoritatea potentililor cumparatori stau intr-o stare de expectativa privind achizitia unui apartament pana la clarificarea situatiei economice si bancare bineinteles alternativa fiind tot inchirierea unei proprietati.</p>
<p>Preturile de achizitie scad in ritm destul de rapid, iar chiriile s-au pastrat la aceleasi niveluri crescute, iata o conjunctura care face din achizitionarea unui apartament vechi o investitie cu un randament foarte bun.</p>
<p>Cu toate ca cererea si oferta sunt echilibrate in acest moment , cred ca se va inregistra o usoara scaderea a preturilor, de 10 – 15 procente in urmatoarele 6 luni – un an . Motivul este independent de nivelul cererii sau al ofertei dar in stransa legatura cu criza financiara , puterea de cumparare din urmatoarea perioada si tendinta persoanelor fizice sau juridice de a reduce cheltuielile la maxim. Acest fenomen va fi responsabil de usoara scadere a preturilor chiriilor la apartamentele situate in imobile vechi in urmatoarea perioada, preturi care dupa parerea mea au atins un nivel maxim.</p>
<p>Daca privim la situatia economica si la efectele crizei financiare si probabil si economice cum ar fi disponibilizari in masa care au loc in prezent, relocarea companiilor in spatii mai mici , reducerile masive de pret la diverse bunuri de uz indelungat, stoparea activitatilor de productie a multor companii si bineinteles procesele continue de reducere a cheltuielilor , ne putem de seama de corectia preturilor chiriilor ce va avea loc in urmatoarea perioada.</p>

			<content:encoded><![CDATA[<p>Astazi am inceput sa lucrez la analiza unor date in masura sa-mi  arate evolutia preturilor chiriilor la <a href="http://www.gavriliuimobiliare.ro/vanzari-garsoniere-bucuresti.html">garsoniere</a> si apartamentele de 2 camere din Bucuresti. Am inceput cu analiza preturilor acestor 2 tipuri de imobile in periada august &#8211; septembrie  2007 si aceeasi perioada pentru 2008.   Datele sunt cel putin ciudate in conditiile in care acum piata imobiliara este in blocaj si preturile sunt in scadere .</p>
<p>Numarul de <a href="http://www.gavriliuimobiliare.ro/vanzari-apartamente-bucuresti.html">apartamente</a> si garsoniere iesite pe piata la vanzare si inchiriere este mai mare anul acesta decat anul trecut in perioade similare, piata imobiliara este in scadere, preturile la inchirieri sunt mult mai mari ca anul trecut, cererea pentru chirii este in crestere, la fel si preturile.     Cine a spus ca in Romania avem de-a face cu o piata atipica a avut dreptate.</p>
<p>Ne putem astepta ca intr-o anumita perioada de timp preturile sa creasca, sau sa scada,  sa tranzactionam case ca in SUA cu 1 dolar , sau orice altceva.   Adevarul e ca nimeni nu stie nimic.    Maine voi publica cifrele exacte  pe blogul  <a href="http://www.pentruimobiliare.ro">&#8220;Pentru Imobiliare&#8221;</a> .</p>
